Who is the builder/developer of Brierly Pond in Millbury, MA?
John Burns is the builder and developer at Brierly Pond, Phase I and II. He has been in the homebuilding business for over 25 years and has built numerous developments in the Metrowest area.
How many homes in total will there be?
Phase I has a total of 138 homes and Phase II has a total of 61 homes. We have three spacious floor plans to choose from and they range from approximately 1,450 square feet for the Carleton floor plan homes to slightly over 2,000 square feet for the Brierly floor plan. Some homes are available for occupancy within 30 days.
How many acres are there?
Brierly Pond is situated on approximately 120 acres of land.
Are there any age restrictions at Brierly Pond?
Yes, this is a 55+ Active Adult community. At least one member of the household (married couple) must be 55 years of age or older.
What are the monthly condominium fees?
Monthly fees range between $180 and $200 per month.
What do the condominium fees cover?
Master Insurance, Exterior Maintenance, Landscaping, Snow Removal, Rubbish Removal and Irrigation.
Who will manage the Condominium Association?
Currently the condo association is managed by the builder/developer, John Burns. Once 90% of Brierly Pond II is sold out the Condominium Association will be turned over to a Board of Trustees, which is elected by the homeowners. John will remain a Trustee until the community is completely sold out.
What is the tax rate in Millbury?
Fiscal Year 2011 Residential Tax rate is $14.55 per thousand.
How are the homes being assessed?
We advise homeowners to assume 100% assessment for their calculation of real estate tax. In other words, assume the total purchase price.
What type of utilities do you have?
Clean and efficient warm air heating and cooling by gas. Town of Millbury Water and Sewer.
Is there a warranty with the homes?
Yes, all townhomes come with a one (1) year warranty. We will provide copy of limited warranty that is attached to the P & S Agreement.
What parking accommodations are planned?
Each home comes with a 2-car garage. There are also 2 driveway spots for each home as well as ample visitor parking on the street.
Do the homes have multiple levels or lofts?
The Ashton and Brierly floor plans feature two bedrooms, two and a half bathrooms, and a spacious loft area. There are two master bedrooms, one on each floor. The Carleton floor plan features entirely first floor living with two master suites and two full bathrooms.
Will they have decks/patios?
All homes at Brierly Pond 2 have either a private deck or patio in the rear of the home. Patio pavers can be elected by homeowners where grade permits.
Is there a fireplace?
No, they are not an included feature but they are an available personal choice if early enough in the construction process.
Are pets allowed?
Yes domestic pets are allowed, with restrictions. Each homeowner can have up to two pets but they need to be kept on leash, cleaned up after and quiet.
How do we receive our mail?
There is a mail bank located between 22 and 24 Ashton Lane near the cul-de-sac. Homeowners must retrieve their key and mailbox assignment from the US Postal Office in downtown Millbury.
What is your reservation process?
We will provide you a copy of our current reservation form. The process is to take a refundable $500 reservation deposit prior to executing P & S Agreement.
